OPERATING CONDITIONS | GLOBAL CONSULTING & TRADING

The consulting/service fee we demand for any sector by long-term consulting assignments with REGNUM OÜ Invest, Consulting & Real Estate consultancy service fee depends on effort and agreement is between 3% and 5% + VAT or an independent agreement specifically for the project. Short assignments for clients which need information from a department from state or district office in Ministry or Government we ask for a daily consulting and travel allowance of 600,00 EUR + VAT daily. We promise that these documents and all other information and delivered documents cannot be distributed to third parties, other agents, investors or other brokerage houses without knowledge and permission from our client.
Only written agreements have legal validity. All verbal agreements are not relevant or must be recorded in writing.

We are happy to work out for you special agreements for special activities.

OPERATING CONDITIONS | REAL ESTATES

(1) The advisory / service fee we demand for real estate, land, projects, buildings, factories, special projects, wind, solar geothermal power plants, shopping malls and for other typ of commercial properties is regular 3% + VAT or the usual conditions of the specific country. It should be noted that the final sales price is decisive. Our service fee for commercial rentals is 12% + VAT of the annual rent to be paid by the tenant.

(2) All documents sent or to be sent on the subject are to be regarded as equivalent to a property document in the property rules. If the sale by the intermediary / broker is successful, the buyer agrees and accepts payment of the conditions specified in clause (1). Special agreements, terms and contract components with a third partner who is involved in the project is set out in an additional protocol, which is recognized by the main parties.

(3) For long-term consulting assignments as agreement with REGNUM OÜ for Real Estate development, the consultancy service fee depends on effort and agreement is between 3% and 5% + VAT. Short assignments for clients which need information from a department from state or district office in Antra or other cities we ask for a daily consulting and travel allowance of 600,00 euro + VAT daily. We promise that these documents and all other information and delivered documents cannot be distributed to third parties, other agents, investors or other brokerage houses without knowledge and permission from our client.

Our legal commission is agreed to selling price from the object or from amount of goods. In special cases, the commissions are negotiated separately for that project especially. When you receive our expose, offer or the information with all relevant data, this is binding if a successful agreement, sale or mediation is done. All the offered information is only for your own use. It is not allowed to share that information with partners, family first degrees, with persons you stay in business or private contact and all 3 th persons which you informed without our permission. When the project is done you get an invoice for our fees in currency Euro or US-Dollars with a payment period of Immediately in cash or within 48 hours of receipt of the invoice.

For some legal procedure you get an login code with them you can see or download the relevant data or get it via email from our office. This information content all important data for current project. By successfully procedure and meditation is obligatory for the payment of our invoice.

The documents we have presented to our client/investor are presented to us as by property owner, producer, headquarter of country distributor or authority. If misinformation has been provided by the owner, we and the customer is responsible for checking this information for accuracy. Of course, we will help you to get this information from the associated offices.
When a client is interested in one or more objects for investments so he can request any details from us with a Request Letter, LOI (Letter Of Intent) or by a meeting which can arranged with the owner, producer or authorized person, legal counsel and get the necessary information. (a confidential agreement with the customer and us is mandatory). The agent can not assume any liability for provided information.

Otherwise, they will be liable for all damages themselves, and they cannot claim any rights or claim compensation. The customer/intermediary estate is valid for 6 months from the date of the presentation of the real estate shown to him by meeting or defined by eMail / WhatsApp / Written text or other method of dispatch and by disabling real estate, any kind of affiliate, business partner, manager, in case of purchase of other construction companies including consanguinity, or any third party that has a connection with the solution partner, makes a contract with the third party in the amount of 10% of the real estate price/project price/good value together with the solution partner is accepted.
In case of disputes, courts of property/producing location cities are authorized.
